     Mobile Home Loan Tips

    The following are advice for helping you get the best rate for your Moblie Home Loan.  Manufactured Home Lenders offer financing services for Mobile Homes and Manufactured Homes that have different interest rates and terms.  How you manage your finances can greatly determine the interest rate and loan terms of the mobile home loans that are offered to you. 
         
        1.  Pay your bills on time.
         
          Your credit score is used by lenders to help determine your ability to repay a loan.  Your past history of paying your electric bill, car loan, home loan, cash advance loan, student loan, and other bills are considered when applying for a new mobile home loan.  The best thing to do is keep them current, however if you are late in paying, it is not the end of the world. 
           
           
        2.  Don't acquire more debt.
         
          Even if you think you can handle it, don't go get more credit before you apply for a mobile home loan, or even during the loan process.  Lenders view that extra credit as potential trouble:  The loan applicant can be seen as accessing the credit available to them and as such creating more of a monthly payment.   Also, this can affect the debt to asset ratio, another number used by lenders for determining mobile home loan interest rates and terms.
           
           
        3.  Before applying for a loan, make minimum monthly payments on credit card bills.
         
          You must be thinking: "that doesn't sound right."  But one way to save up on the down payment is to make the minimum monthly payments for your bills and save the extra money.  If you do not think that you are disciplined enough, then just put the extra money into your bills.
           
           
        4.  If you do not have credit established yet, make a short term loan.
         
          Again, for the self disciplined:  If you do not yet have credit established, or if you need a good credit reference on your credit report, go get a cash advance loan.  Make sure that you have the money to pay it off before you apply.  You may be out a small amount in interest payment, but if you take out say a $500 cash advance, and pay it back within a couple of weeks, you will be good to go.  Make sure to ask if the loan company reports all credit activitiy to the credit bureau before agreeing to get a loan.

          Another way to accomplish this is to apply for a credit card, make a small purchase, then pay it off in the first statement. 
           
           

        5.  If you are looking for a refinancing mobile home loan, make sure you have a home of some value.
         
          If you mobile home is about to fall apart, don't expect lenders to knock down your door with refinancing offers.  It will help if you have a nice home, on some acreage and owe less than what your home is worth.
